The two slender and long structures form a clear spatial figure that behaves sensitive towards the context along the train tracks. Both buildings correspond to the track area in a robust way, each with its own character, reacting precisely to the spatial and functional requirements and forming a neighborhood together. Clarity and simplicity as design principles enable flexible forms of living in the north building and the exchange of office and living space in the south building.
Three public squares link the buildings with the surrounding city. From the south, the new square at the existing underpass at “Gubelstrasse” creates the prelude to the quarter. The heart of the project is the new “Quartierplatz” (kleiner Bahnhofsplatz) at the “Guthirt” pedestrian underpass. On the one hand it serves as a hinge between the southern and northern buildings and on the other hand it becomes a neuralgic hub in the dynamically changing urban body to the east of the track field. The third space situation is in the northern area facing away from the tracks. The new development forms a spatial conclusion to the tracks and opens a neighborhood towards the existing buildings. The district garden with generous green provides a quiet atmosphere for the residents.
Thanks to its simple structural layout, the southern building «the urban type» can be further planned in a flexible way or can even be later converted into different living-typologies. The standard living floors match the standard office floors, which in turn can be organized very flexible. Accordingly, all upper floors have the same floor height and the same facade band.
The north building “the neighborly type” between “Quartierplatz” and old shipping area forms a perceptible unit with the southern structure along the tracks but reacts completely differently to its surroundings. The volume moves towards the tracks and is spatially structured by the slight meandering. It is given a human scale with clear addresses. The structure frames the neighboring buildings from the track side like a bracket and forms a neighborly green courtyard – a protected place for encounters and interaction. In its appearance, the building presents itself with an urban architectural language towards the tracks and the district square. Towards the green inner courtyard, on the other hand, vine-covered balcony layers ensure a differentiated, homely character.
