K66 is the first new development project in the Smartinska Masterplan area. The plot is located at the western end of a centrally located park on a site that is currently used by a steel construction company.

This project rededicates this area incrementally. Existing buildings will be gradually converted and their uses transferred to new buildings in stages. As the final step, a 60-meter high-rise will be created. A total of around 70’000 square meters of floor space including housing, public and commercial uses, a library, and a medical center is planned.

At the northern end, the high-rise marks the entrance to the park. The facades accentuate the corner of the park and are activated on the lower two floors through public uses. In the west, a low row of houses leads to the single-family housing neighborhood Zelena Jama. Each residential façade receives a slightly differentiated, semi-public treatment that opens it towards the outside and thus articulates the facade. Corridors provide natural ventilation for the apartments.
